What’s up with all these men who keep getting busted because they can’t keep their dick away from the yum-yum? It’s amazing.

Look at all the high-powered men from Eliot Spitzer to Bill Clinton, and even back as far as Ted Kennedy and Chappaquiddick. Really, what’s up with men and their endless pursuit of the blow job or the new indecent woman?

The downfall of a man is always when their hand gets caught in the yum-yum cookie jar. Just look at Eliot Spitzer. He went from being New York’s Governor to being a scumbag who will always be remembered as the guy who was a customer in a busted prostitution ring.

I mean, men need to understand something: You are special and there are PLENTY of women to meet. With the right amount of confidence, you can go out and get any woman you want . . . and you can find some really cool ones too.

The problem with a lot of these high-powered men is that they’re addicted to the rush. They’re addicted to business. They’re addicted to lifestyle. They’re addicted to money. Women are just another commodity to them, so they use women and don’t respect women.

So a lot of these guys have a lover whom they use. It’s no different from anyone else on their payroll. What these men do is use women for their own sexual favors.

The problem in this scenario is often times the women are using them too. This is where it starts to get ugly, because there’s nothing worse than having a worthless whore. So all these men who go out there in the pursuit of having their dick sucked basically have their careers thrown away as well.

Throughout history, the downfall of some very powerful men has been their choice in women. They had a wife and kids, got bored, sought a lover . . . and found someone who actually could play the “commodities” game smarter than they could.

Living in Los Angeles has allowed me to see all sorts of women. Look at the recent TV shows, “The Millionaire Matchmaker.” Good show . . . and a lot of fun to watch.

If you saw and remember the last episode, the guys were feasting over the women who were just hot instead of picking the really amazing women. Look at the women these guys chose. One of them was, according to tmz.com, an ex nude model, and the other one was actually an escort that you can get for $300 an hour. The rest of the women in the room were intelligent and interesting, but maybe not as hot as these other two.

No matter what, men will always go for eye candy. Similarly, these powerful men (male “commodities brokers”) think that because they’ve made money, that they have a right to and deserve the hottest piece of ass . . . exactly like they think they have a right to and deserve the hottest car, best plasma TV and the coolest phone. It’s no different to them.

House-hunting is a great way to meet people. First of all, many single women buy houses. Secondly, many women like to decorate so they go house-hunting to get ideas for décor. When you go to an open house you will always find lots of women hanging around.

And we did. We walked towards the open house, and there was a woman on her way out. How did I open her? “Hey, how was it?”

She started telling me, and we were talking, and I began to ask her questions like, “so how long have you been looking for a house?” I was trying to find things out about her. And you could see her attraction starting to build as I lead the conversation.

And then we walked into the house. I’ve been looking for a new house for about a year, and the realtor looked really familiar. I asked him, “hey man, you seem really familiar, where was it that we’ve met?” He responded, “oh yeah, it was Granville.”

I don’t really remember it being Granville, so I played along for a bit, and then I did remember him. So we talked a little bit more.

And David, one of my clients, was wondering, oh man, why are we wasting time talking to this dude? The reason that you talk to the dude is this: you are building up your social network.

The biggest mistake that men make in situations like open houses and bars is that they just wait to talk to the hot woman. They have the opportunity to chat with this guy, and they don’t take it.

And then, a week later, they run into this guy again, and he’s out with three hot women. You could walk right up to him and say, “hey man, did that condo ever sell?” And then you are introduced to the women as a friend – as a safe person that has already been screened. You don’t have to worry about an opener or finding the right thing to say, because you’re being introduced!

That is the reason why I spent ten minutes talking to the realtor and not just waiting to speak to women that I’m attracted to. I now have a friend. You could see the way he responded to me.

Always give out your business card as well. Always give it to the brokers, and everyone. Why would you want to hand out business cards to brokers and other men? Because, once again, you are building your social network.

You are there, talking to someone, and you hand him your card. Later, the guy calls you to ask if you’re still looking for property and you tell him you’re not quite sure. Then he says, “look, I’m having a get-together at my house and a few other people will be there…” This is also a great way to get invited to parties!

You have to start thinking outside of the box, particularly if you’re playing for keeps – if you want to go out and meet spectacular people. If you just want to continue to meet average people, sure, keep going to the bars. But if you want to meet spectacular people, you have to think outside the box.

Lets talk about Strip Clubs

Rich is an intern that works for me. He grew up in a nice, protected, suburban household in Naples, Florida. Since coming to my office, Rich has been learning the ways of the world.

The other night, Rich made the cardinal mistake that most young men have made before: he went to a strip club and thought that the women flirting with him actually liked him.

He came into the office this morning and said, “oh my god, you wouldn’t believe it! I met the coolest strippers last night!”

Let’s face it: strip clubs are a joke. Guys, come on. I said this before in my Men’s Mastery Series – the only time it’s okay to go to a strip club is at 3:30 in the afternoon when the women are bored out of their minds.

This is when they have nothing going on and they are not in hustling mode. The women are just waiting for the Happy Hour guys to come in, and you can use this time to work on your conversation skills.

When you go to a strip club at night, you spend $80 and you think you’ve become a better flirt – but I’ll tell you that the second you opened up your wallet was the second you became interesting to those girls.

The women at strip clubs are amazing at flirting. They know exactly how to do it. They will just take the money out of your pocket every single time. It’s only an illusion. Trust me, it’s not your skills.

You didn’t walk into that strip club and immediately become a great conversationalist. You didn’t lose your approach anxiety the second you walked in the door. These women know exactly how to pull money out of your pocket.

I hate strip clubs. If I am ever dragged to a strip club, I will sit there quietly. When a woman approaches me and asks if I want a private dance, I’ll respond, “no, I’m not here for that. My friend wanted to come here. I’m just here to hang out. If you’d like a stimulating and interesting conversation and to take a break from hustling all the other men in here, come sit next to me. If not, go make some money and enjoy your night!”

And they will always come over and start talking to me. I’m totally the opposite of every other guy in there.

But the second you open your wallet and allow them to jump up and down on your penis and grind all up on you – they know that they can get you for more money. All they see in you is an endless supply of twenty-dollar bills.

If you’re at a strip club and you think that all of a sudden women are attracted to you, think again! If you haven’t taken a penny out of your pocket and there are women still coming over to talk to you, then you are right. You are becoming a good conversationalist.

But the second that money comes out – come on now, they are hustlers! It’s no different than the beggars on the street. If a beggar on the street is talking to you and you hand them a dollar, they will become chattier and complimentary. They know they can get more money out of you.

People aren’t stupid: they’re hustlers.

I got a message from a woman tonight who told me, “I just wish I could be able to tell from a guy’s online profile whether or not we’ll have chemistry. There must be a simple way to be able to read a profile and know if we’re going to get along?”

Let me tell you something: profiles lie. People write the most ridiculous things in their profiles – I think of online profiles as Fantasyland half of the time.

It’s like an advertisement for a new weight loss pill: “lose 300 pounds in two minutes!” In their online profiles, everybody seems to write things that express who they want to be and not who they really are.

For instance, if someone is in his or her late forties, they always write, “I’m 48, but I’m a young 48. I don’t look like I’m 48.” Nobody thinks that they look like their age. You either look good for your age, or you don’t.

I’m 46 years old, and I look good for my age. I know people who are my age that don’t – and they admit it. Some of us look good for our age, and some of us don’t. It’s the way life is. The way we are depends on the way we take care of ourselves – our exercise routines, our genes, everything.

So stop building yourself up on your profile. Let the reader make a decision based on your photo about if you look good for your age. When you build yourself up like this, you’re setting yourself up for failure. If you say, “I really look great for my age,” and somebody upon seeing your photo disagrees, then you will take it as a personal insult.

Profiles are just fantasy – and often nothing more. People write whatever they want to write. They don’t tell you the truth! If someone is slightly overweight, they aren’t going to tell you that in their profile! They will give you this beautiful picture of who they are.

We’re people, and we all have our faults. We all have flaws. And the only way to find that out is to go out and meet people. If you took the amount of time you spend online dating and actually went out into the real world to talk to people, you wouldn’t go back to spending so much time with online dating.

You can’t make one thing your only resource. You need to do what I call the ’20-20-20-20-20 rule.’ 20% of your life can be online dating, 20% can be meeting men or women in supermarkets, 20% can be meeting them in coffee shops, 20% can be parties… whatever it is.

You have to diversify your portfolio – your dating and people meeting portfolio. If this year, all you invested in was the S & P 500, you’d be down about 20% in the stock market right now.

If you bought real estate in 2005 thinking the market would get better, you’d be down about 40% – 80% right now, depending on the market that you’re in. Life is all about diversification.

The next time that you are angry with the internet, or angry with people in their online dating profiles, ask yourself: are you diversified in the way you meet people? If you’re not, you are never going to meet anybody.

So get out there and diversify!
